Description

This apartment is a short-term rental located in the heart of Dubai Downtown in a luxurious tower. It is a spacious 3-bedroom + Maid apartment with a large outdoor area which is quite unique in the area.

The users of the apartment will mainly be:


x families with young children
x groups of 30 years+ affluent westerners

What we want to achieve is an upscale look, comfortable enough with a touch of character that gives the space a unique and memorable feel.
We want our guests to feel that our space is their home away from home while keeping the magic that comes with travel and discovery that guests usually expect when visiting new places.
Our apartment is not only a place for our guests to spend the night, but should be an integral part of their vacation experience in a city with a distinct character of liveliness and luxury.

Requirements are Limited to the following:


• Furniture, lighting, rugs and accessories selection.
• Wall paintings or wall papers (not every wall) subject to designer vision.
• Outdoor furniture, lighting, plants and accessories selection, designer may suggest adding artificial grass to the outdoor area.
• Bathrooms and kitchens design is limited to add accessories and artwork.

Overall mood:


We prefer a transitional decor style because it borrows from both traditional and modern design to facilitate a space that’s not “too much,” in terms of one style or another. There’s a sense of balance that’s appealing.

We would want to include relatively neutral color palettes, creating a calming and relaxed space that manages to feel both stylish and sleek, as well as warm and inviting.

The design should be thoughtful, keeping in mind the needs of guests for extra comfort.
Our space should also be instagrammable - Incorporate unique items into the interior that gives the room a focus point. Think about specific corners where you can achieve these fun ideas. Ensure there is a “social media moment” in the apartment that guests will want to take snaps of - these can also be very important in the listing details.

Accents:


We want to add character with our decorative objects and accessories in line with our overall objective of each space. We can also consider changing wall colors and wall paper to add individuality and character to the rooms.
Our accent items need to show personality and add a statement without being too imposing. It is advisable to mix up textures and patterns,
We want the lighting to be an element that can transform the mood to suit the various needs of guests.
Beautiful rugs are also essential in bringing the space together, we want to ensure these are placed in the correct places to add some warmth.
Wall paintings are also essential to be included.
Plants are also essential, but we will be using artificial plants - please include in the selection.

Color Palette:


Main: Neutral Beige and Greys Accents, olive green, Black, White, Rose gold, Copper; Open for recommendations.
No flashy colors, and no gender colors.

Things to avoid:


Cluttering the space
Religious or ethnic items
Antiques
Themes that don’t tie in with the location and surroundings
Expensive and easy fragile items

Detailed room requirements:


Living room & Dining room:


Seating area that fits at least 8 pax. L shape sofa with extra seating options (ottomans or poofs or benches). ( L shape is an example, but we would like the designer to plan the space as he wants).
TV unit should be placed on the wall that is adjacent to the terrace door.
Lighting above the seating area is needed. Mood lights are essential (floor lamps and table lamps).
Dining room should be extendable - to fit 8 chairs when fully extended. Lighting above dining room can be hanging.
One curtain with 30% transparency for privacy.


Master Bedroom:

Large mirror to be placed behind the door.
King size bed + all additional side tables, drawer consoles and vanity as required. Blackout+Sheer curtains.
Accents to fit within the overall proposed mood.
Paintings, Rug

Maids Room/Kids:

This room will be used either as a maids’ room or as a kids room. Bunk bed to be placed in the corner.
Storage shelves for luggage to be placed next to the closet. The color theme can be tailored to very young kids.
Bathrooms: Add accents and accessories only.
Entrances: Wall Paintings, paintings, consul and rug. Try to hide the electrical panel with art work.

Outdoor:

The outdoor area is a unique selling point and should be designed to reflect that uniqueness in the neighborhood.
We want to have a bar area (high table) close to the living room with high stools, Close to the master bedroom in the terrace is the seating area including a daybed (example only).
This area should ideally have some sort of coverage (using plants) for added privacy since the apartment is on the ground level. This coverage is not supposed to go all around the terrace, have it only covering the seating area.
Lighting should also be placed strategically to be able to accommodate for various usages of the space.
Parasols and any shading option you choose can be placed, but should be mobile.
Please select a light color materials for cushions that fits the Dubai dusty weather.

Bonus:
Any additional out of the box idea or touch that will add to the experience of this apartment is welcome and will be considered when ranking the entries. (examples - these don’t necessarily apply to our apartment, but are here to explain the idea: naming of the rooms by theme, oversized blackboard to write welcome notes or recommendations, naming of the apartment with special details that reflect the name: for example “the yellow block” apartment serves unique yellow bagels for breakfast.
Note: This section is not essential - these are Bonus points if you have ideas that help tie everything together using the decor theme.
